The Italian vineyard encloses 20 acres of land. 4 acres can be used for a quality-tested wine production (biologically and biodynamically certificated) as well as 6.1 acres for grain production. Beside the wine there can also be produced olive oil for personal use.

 Olive oil

The in-house olive groves deliver the „gold of the Marche“.

 

After the olive harvest in October the oil rests in high-grade steel containers until the middle of December. Only after this storage time the filling of the olive oil occurs in bottles. There is no falsification of the taste by additional flavors.


 

 

 

Grain products

On 6.1 acres also grain can be cultivated. The stoneground flour is used for homemade Italian bread as well as for the preparation of delicious pasta (Maccheroncini - hair-fine egg pasta, Malta-gliati di pane (bread pasta) Vegetables and herbs refine the seasons menu.

Option of extension

The two stories owner's apartment can easily be turned into two big suites and two other guest rooms. In another house (20 m away from the main house) the in-house wine is produced. On the roof of this building there is a solar terrace. In this area the ability to build additional guest suits (1291 sqft) by an architectural extension is given. (Approval is already given).

Furthermore there are marked two zones in the development plan of the estate which permits an additional cultivation (Side Buildings).

A building with a construction volume of 34ft x 39ft x 10ft and second with 20ft x 22ft x 10ft would be conceivable. As side buildings a riding stable and a dwelling house are possible. Condition on a dwelling house is: The owner must be enrolled as a farmer (this brings varied tax advantages for the owner by the management as an agro tourism company).

Momentary the current owner is also put down as a farmer.

 

Because of tax benefit this luxury vineyard is put down as an agrotourism business and can be continued as this by its new owner.

The ground plans and the additional options of extension open up different ways of usage e.g. as a private residence in Italy, a guest house, restaurant, commercial property with elegant atmosphere or as horse riding farm.
